1. Introduction and Acceptance

These Terms & Conditions (“Terms”) govern your access to and use of the website of Morespace Storage LLC (“Morespace,” “we,” “us,” or “our”), located at morespace.ae (the “Site”), and your use of our self-storage units, facilities, and related services (collectively, the “Services”).

By accessing the Site, making a booking, or entering into a storage rental agreement with us (a “Rental Agreement”), you (“Customer,” “you,” “your”) agree to be bound by these Terms. If you do not agree, please do not use the Site or Services.

These Terms should be read together with your specific Rental Agreement and our Privacy Policy. In the event of a conflict between these Terms and a signed Rental Agreement, the Rental Agreement will prevail.

2. Eligibility

• You must be at least 18 years of age and have the legal capacity to enter into a binding contract under the laws of the United Arab Emirates.
• If you are entering into a Rental Agreement on behalf of a company or other entity, you confirm that you have the authority to bind that entity.
• You agree to provide accurate, current, and complete information when registering, booking, or signing a Rental Agreement, including valid Emirates ID, passport, or trade license details as applicable.

3. Nature of Services

Morespace provides self-storage units for rent on a licence-to-occupy basis. Renting a storage unit does not create a landlord-tenant relationship, a bailment, or any interest in real property. Morespace does not take custody of, and has no obligation to inspect, insure, or manage, the items you store.

You retain sole responsibility for the packing, condition, and legality of items stored, and for maintaining appropriate insurance (see Section 8).

4. Permitted Use and Prohibited Items

4.1 Permitted Use

Storage units may only be used to store lawful personal or business goods. Units may not be used as a residence, workspace, or for any commercial trading activity, and may not be sublet or assigned without our prior written consent.

4.3 Declaration

By signing a Rental Agreement, you declare that the goods you store: (a) are lawfully owned by you or you are authorised to store them; (b) do not include any Prohibited Items; and (c) do not exceed any declared value limit without our written approval. We reserve the right to inspect units and immediately terminate agreements where breaches occur.

5. Booking, Pricing, and Payment

• Pricing Currency & VAT: Prices are quoted in AED and are exclusive of VAT unless stated. VAT is applied in accordance with UAE Federal Tax Authority (FTA) regulations.
• Payment Terms: Rent is payable in advance for the agreed rental period via approved payment methods.
• Fee Revisions: We reserve the right to revise rental fees upon renewal or with reasonable prior written notice.
• Late Payments: Late or failed payments may result in access restriction, late payment administration fees, and default proceedings.
• Security Deposits: Held and refunded in accordance with your Rental Agreement, subject to deductions for unpaid charges or repairs.

6. Access to Storage Units

• Access hours are specified in your Rental Agreement or communicated via our Site (e.g. 24/7 or facility opening hours).
• You are responsible for the safekeeping of access codes, keycards, or keys issued to you.
• Access may be temporarily suspended for scheduled maintenance, emergencies, overdue accounts, or safety breaches.
• Third parties may only access your unit if authorised in writing on your Rental Agreement.

7. Facility Security

We maintain high-standard security measures including 24/7 CCTV monitoring, automated access control systems, and perimeter security. These measures do not guarantee against theft, fire, flood, or force majeure events; you store goods at your own risk subject to Section 9.

8. Insurance Requirements

• Customers are strongly advised to maintain adequate insurance covering the full value of stored goods.
• Morespace does not automatically insure stored goods. Optional facility protection plans may be offered separately.
• You must promptly notify your insurer and Morespace of any loss, damage, or incident.

9. Limitation of Liability

To the maximum extent permitted under UAE law:

• Morespace shall not be liable for any loss, theft, or damage to stored goods, except where directly caused by proven gross negligence or wilful misconduct.
• Morespace shall not be liable for any indirect, incidental, or consequential loss (including loss of business or profit).
• Where liability cannot be excluded by law, our total aggregate liability shall not exceed total rent paid in the preceding 12 months.

10. Default and Right of Retention

If your account falls overdue or you materially breach these Terms, Morespace may restrict unit access, apply late fees, and exercise statutory rights of retention over stored goods in accordance with UAE commercial law procedures.

11. Termination and Vacating the Unit

Either party may terminate the agreement according to notice terms. Upon termination, units must be completely vacated and left clean. Uncollected items may be handled as abandoned property pursuant to UAE law.

12. Use of the Website

All content, branding, logos, images, and text on this Site are protected under intellectual property laws. Unauthorised reproduction or distribution is strictly prohibited.

13. Privacy & Data Protection

Our collection and processing of personal data is governed by our Privacy Policy in compliance with UAE Federal Decree-Law No. 45 of 2021 (UAE PDPL).

14. Force Majeure

Neither party will be liable for failure or delay caused by events beyond reasonable control, including natural disasters, fire, flood, epidemic, government action, or utility failures.

15. Governing Law and Jurisdiction

These Terms and Rental Agreements are governed by and construed in accordance with the laws of the United Arab Emirates as applicable in the Emirate of Dubai. Disputes are subject to the exclusive jurisdiction of the competent courts of Dubai.

16. Amendments & Severability

We may update these Terms periodically. Continued use constitutes acceptance of revised terms. If any provision is deemed invalid under UAE law, remaining provisions remain in full force.
